Part 1: Initial Due Diligence

Step 1: Site Screening & Initial Due Diligence

We use GIS and aerial data to assess environmental constraints, access points, and adjacent land uses. A 3D model can be utilized to visualize and assess site topography, shade and solar exposure, and viewsheds.

Step 2: Regulatory & Utility Research

Our team reviews zoning overlays, setbacks, and density allowances, while coordinating with utility providers to assess infrastructure capacity and connection feasibility.

Part 2: Development Scenario Planning

Step 3: Programming & Test Fits

Along with the pro forma and development vision, Nitsch generates planning-level site layouts and building test fits using 3D models and visualization tools. These models allow us to assess building density, spatial relationships, and layout options, enabling the development team to explore proximity impacts and optimize design strategies.

Step 4: Circulation & Access Planning
