The Pryde is a residential development at 15 Everett Street in Boston’s Hyde Park neighborhood. The former William Barton Rogers School was renovated into an LGBTQ-affirming, mixed-income, senior housing community which preserved the historical and architectural features of the 120-year-old building. Located on 2.2 acres of City of Boston-owned land, the 70,000-square-foot adaptive reuse provides 74 apartments ranging from studios to two bedrooms, as well as repurposed classrooms, an auditorium, and a gymnasium at the ground floor for community use. Significant site redevelopment allowed for accessible building access, onsite parking, and an improved landscaped courtyard for residents to use.
Nitsch Engineering provided land surveying, civil engineering, and transportation permitting services for development. We designed new site infrastructure, including utility services to the building, stormwater management systems, and site vehicular layout and grading on the steeply sloped site. The site improvements also included design and permitting for the reconstruction of the Public Ways. We assisted in the local permitting process for City of Boston Public Improvement Commission, Boston Public Works Department (BPWD), Boston Transportation Department (BTD), Boston Water and Sewer Commission, and Boston Planning and Development Agency (BPDA). Additionally, we prepared construction documents and specifications for the proposed improvements, obtaining required local and state site permits, attending and presenting at public hearings and meetings, and providing construction administration services.
As part of the transportation improvements to the site and City permitting requirements, Nitsch Engineering conducted traffic studies, site design assistance for parking and bicycle accommodations, and roadway mitigation design services in the public ways, as well as assisting the permitting process for the BPDA, BTD, and BPWD. Using the City, State, and Federal standards, we assessed the existing street network conditions and gross traffic impacts to the neighborhood. As part of the BPDA Article 80 review process, we also developed the Transportation Access Plan Agreement (TAPA) for the BTD Planning Department’s review which involves identifying and describing parking accommodations, bicycle accommodations, pedestrian accommodations, site access, and transportation demand management measures. In addition, we worked with NEI General Contracting to develop the Construction Management Plan (CMP) which identified on-site construction logistics as well as temporary traffic control with regards to vehicular traffic management, pedestrian management, and on-street parking restrictions.
